Our Process

At The Letac Group, we understand that navigating the complexities of building, development, and extension projects can be daunting. Our process is designed to guide you every step of the way, ensuring that your project is handled with expertise and care, from initial concept to final approval.

New Homes

Step 1: Consultation
Before you begin your new home project, it’s important to seek advice from professionals who understand the intricacies of the process. While it may be tempting to consult your local council, the answers you receive can often be misleading due to incorrectly worded questions. Council officers may focus on planning issues when most people are seeking guidance on building permits. Our experienced office staff is here to help clarify any questions you may have, offering you a more favorable and informed direction.

Step 2: Council Liaison
Once we have a clear understanding of your needs, we can contact the council on your behalf. By asking specific and direct questions, we ensure that you receive accurate and relevant information. Our goal is to provide you with as much information as possible to help you make informed decisions throughout your project.

Step 3: Design & Budget
We work closely with you to design the home you envision while carefully considering your budget. It’s essential to keep your design within financial limits to avoid any unexpected costs down the line. Our team is here to guide you through the process, ensuring that your dream home becomes a reality without exceeding your budget.

Developments

Step 1: Consultation
As with new homes, obtaining advice directly from the council can sometimes lead to confusion due to poorly phrased questions. Our team is equipped to answer your questions and provide clear, actionable guidance to help you move forward with your development project.

Step 2: Council Liaison
We take the lead in communicating with the council on your behalf, ensuring that the specific requirements of your development are understood and addressed. By asking targeted questions, we can help you avoid potential roadblocks and streamline the approval process.

Step 3: Design Considerations
When planning your development, certain guidelines must be followed to ensure approval and success. For example, you’ll need a minimum of 3.5 meters of driveway space between your house and the side fence and at least 20 meters of backyard space from the rear of your house to the rear fence. If you’re considering demolishing an existing residence to make way for new units, aim for a minimum of three units to maximize your investment. Remember, unit developments are typically small, so be realistic about the size and scope of the units you can build.

Step 4: Keep It Simple
Development projects are primarily about generating a return on investment. We advise keeping your plans simple and focused on getting approval. While we strive to meet your vision, it’s crucial to remember that the council will have the final say. Our job is to balance your desires with what is feasible and likely to gain approval.

Extensions

Step 1: Consultation
Just as with new homes and developments, seeking advice from the council for extension projects can lead to misunderstandings. Our knowledgeable staff is here to offer clear guidance and help you avoid common pitfalls.

Step 2: Council Liaison
We’ll handle the communication with the council, ensuring that your extension plans meet all necessary requirements. By asking the right questions, we can help you avoid unnecessary delays and complications.

Step 3: Design & Budget
When planning an extension, simplicity is key. Complex and large extensions can sometimes become so expensive that it may be more cost-effective to demolish and rebuild. If rebuilding is not an option and the extension becomes too large, it might be time to consider relocating. Our team will work with you to keep your extension within a manageable scope, ensuring that it adds value to your property without breaking the bank.

At The Letac Group, our priority is to make your project as smooth and stress-free as possible. Whether you’re building a new home, undertaking a development, or planning an extension, we’re here to guide you through every step, ensuring that your project is successful from start to finish.
